The tussle with my ‘old’ real estate for my Bond is continuing today with a tele-conference call with the Rental Tenancies Authority, the representative from the Real Estate and me at 11:30. The Real Estate are trying to keep $280. out of my $660. Bond for: extra carpet wear and tear, the washing of rubber lined curtains ($75) and compensation for a surface scratch on the kitchen benchtop which is 4cm in length ($50) My agreement will be no more than $100. they can go jump through hoops for the rest, if they so desperately want it. So wish me good luck guys. In 25 plus years of renting I have never ever NOT received my full Bond back. I have never ever dealt with such a shonky and ineptly run Real Estate.  On a better note, I am going on the Lease here in my granny flat and we are resigning for another 6 months.  |

I did what I said I would. I offered $100. for the curtain cleaning and the scratch (pfffft) but would not budge on the carpet. I am going through the Small Claims Court. The owner/manager of the Real Estate who was also my landlady got stroppy a couple of times with the conciliator. If I lose and get charged for the court costs it will only be $14. on top of the $145. compensation for the carpet. I do not, however, expect to lose! I will be enlisting, at no cost to me, the Tenants Advocacy who will represent me in court. My line dropped out and when the lady for conciliation rang back the Real Estate chick was gone because she had ‘another appointment’. BS I reckon. The conciliation lady and I spoke for another 25 minutes and I divulged more to her about why I was asked to leave, her advise was to bring in the Tenants Advocacy as well. Look at the pic of the carpet and tell me if my chair took 4 years off the life of the 9 years life expectancy of that crappy carpet?!

Depends what it looked like in the first place? Just makes it look not new that's all. But anyway, they have to expect it to reduce in quality a bit, you can't charge for that :O |

Looks like crapy carpet in the first place...was it new when you moved in? Got to be some benifit in being poor...legal rep at low cost...great. Now you can fight them buggers. Hope they loose big time. Keep us posted Suzi  |

Actually legal rep at NO cost...  Funnily enough the TAAS (Tenants Advice and Advocacy Service) office is part of the same building my housemate works in. She will be grabbing me some papers today. The Real Estate woman said 'we've gone to the small claims court before regarding carpet and we have never lost a case!' and when I mentioned that the Real Estate representative had stopped all communication with me on the 19th Sept. she almost accused me of lying. Up until the time of the conference call the Rental Manager was supposed to be doing the talking for the Real Estate and she was replaced at the last second by the owner/principal of the Real Estate. They love to bully and confuse those who don't understand their rights as tenants. I will never go through a 'family owned' real estate agency ever again.  |
